Why Construction Sealants Are Critical for Building Longevity

The Critical Role of Sealants in Construction

Sealants are often overlooked in construction, yet they play a vital role in maintaining building integrity, energy efficiency, and occupant comfort.

Where Sealants Are Essential

  • Expansion joints: Accommodate structural movement due to thermal expansion
  • Window and door perimeters: Prevent water and air infiltration
  • Curtain wall joints: Seal between glass panels and framing
  • Bathroom and kitchen joints: Prevent moisture penetration
  • Precast panel joints: Seal between precast concrete elements

Types of Construction Sealants

Polyurethane (PU) Sealants

  • Excellent adhesion to most substrates
  • Good UV and weather resistance
  • Paintable after curing
  • Ideal for exterior joints and expansion joints

Silicone Sealants

  • Superior UV and weather resistance
  • Wide temperature range tolerance
  • Non-paintable (use where exposed finish is acceptable)
  • Best for glass-to-glass and glass-to-metal joints

Polysulfide Sealants

  • Excellent chemical resistance
  • Fuel and solvent resistant
  • Used in fuel storage areas and airports
  • Two-component for consistent curing

Selection Criteria

When choosing a sealant, consider:

  1. Joint movement capability (±25% to ±50%)
  2. Substrate compatibility
  3. Environmental exposure (UV, chemicals, immersion)
  4. Application method (gun-grade or pourable)
  5. Color and finish requirements
